MYSANANTONIO Writes:
“Short term rentals have been a hot button issue in the Texas Hill Country since the height of the pandemic. What once was a highly unregulated industry in the rolling hills of the Lone Star State, left tiny towns scrambling to halt the Airbnb boom that began eating away at the small-town charm of country living. But over the past couple years, these towns started cracking down on the short-term rental sprawl. There’s been a lot of back and forth in Texas over short term rentals. Legislators have been a strong supporter of the business venture, accusing some city ordinances that are limiting the nightly stays in residential areas of violating the Texas constitution. Further, the governing body has lobbied for legislation which would hinder local towns from heavily regulating the industry in their city limits – a procedure which has become much more commonplace since the pandemic.
exas Hill Country residents, on the other hand, have touted crime concerns, property tax booms, parties, and a chipping away at small town charm as major concerns for the rise in short-term rental popularity. In Boerne, a town recognized as the gateway to the Texas Hill Country about 30 miles north of San Antonio, there were months of back and forth over how to address the rise in rentals. In fact, The Boerne Star reported in January 2023 that a Boerne Planning and Zoning commissioner didn’t want Boerne to “become another Fredericksburg in terms of short-term rentals.”“
